    • No animal, bird, reptile, or pet of whatsoever kind shall be kept in the premises or in the apartment community unless Landlord has consented to same and the parties have executed a separate written pet agreement, which is an addendum to this Lease, regarding such pet, except for required services of a trained and certified seeing eye or hearing ear animal, as required by law. Resident is solely liable and responsible for all damages, injuries, and losses which are caused by Resident's pets; and Landlord assumes no liability for any such damages, injuries, or losses; and Resident agrees to indemnify Landlord for any damages, injuries, or losses which are caused by Resident's pets.

    • Smoking is not permitted within the unit and must be at least twenty (20) feet from the exterior of the building. Butts must be placed in a trash receptacle. Butts discarded anywhere on the premises other than in trash cans will be considered a violation of the terms of this Agreement and sufficient reasoning to terminate this Agreement. Coffee cans, ash trays, or similar cigarette receptacle on porches and patios is not permitted. Maintenance fee will be $1.00/butt. The resident will be charged for any smoke damage to the apartment. This includes but not limited to painting and replacement of carpet and/or vinyl to remove the smoke smell. Smoking is prohibited. In the event that any smoke becomes a nuisance to other Residents at the apartment community, the resident will be charged for remediation of the smoke and/or damage that it is causing to others and the lease may be terminated if not rectified to the satisfaction of the landlord.
